Dubai’s construction sector posted strong growth in the first quarter of 2026, driven by sustained investor demand and ongoing project deliveries. The total built-up area increased by 48% to 3.9 million square metres, reflecting robust development activity across the emirate.
According to Dubai Municipality, more than 10,700 building permits were issued during the period, highlighting continued momentum in the real estate and construction sectors.
The municipality issued 10,776 permits during the period, marking a 12% increase compared to the same quarter in 2025. The expansion reflects continued demand for development projects and sustained investor confidence in the emirate’s real estate market.
Total permitted built-up area reached nearly 3.9 million square metres, up 48% year-on-year, signalling ongoing urban expansion across residential, commercial, and service-related projects.
Key construction indicators
- 824,381 cubic metres of concrete supplied to active sites
- 10,855 structural inspections conducted
- 3,154 building completion certificates issued
The volume of concrete supplied points to steady project execution, while inspection activity highlights regulatory oversight and adherence to engineering standards. Completion certificates indicate faster project delivery and improved efficiency across the construction lifecycle.
Dubai Municipality said the rise in building permit issuance was supported by enhanced digital services and streamlined licensing procedures, which have helped reduce processing times and improve overall customer experience.
The performance aligns with broader strategic initiatives, including the Dubai Economic Agenda D33 and the Dubai 2040 Urban Master Plan, both aimed at advancing sustainable urban growth and strengthening long-term economic development.
Maryam Al Muhairi, CEO of the Building Regulation and Permits Agency, said the results reflect “strong development momentum across Dubai” and highlight the effectiveness of integrated regulatory systems managing the sector.
She added that these indicators demonstrate the scale of ongoing development and the efficiency of Dubai Municipality’s integrated framework for regulating and advancing the construction sector in line with D33 and the 2040 Urban Master Plan. According to her, the continued rise in permit approvals and faster project delivery confirms the success of efforts to build a flexible, sustainable, and innovation-driven urban environment, where smart regulatory systems enhance efficiency and improve project outcomes.
