Following the historic rains in April 2024, real estate demand has surged in flood-resistant communities across the UAE, with Sharjah Sustainability City witnessing a complete sell-out in just one week.

The record-breaking floods that hit the UAE on April 16, 2024, have reshaped real estate trends across the region. As many residential communities faced severe waterlogging and damage, properties in flood-resistant areas have seen a dramatic spike in demand and value.

Indian expat Sumayya Khan and her husband were in the midst of house hunting in Sharjah when the floods struck. “Some of the communities we were looking at were completely flooded,” Sumayya recalled. But it was this environmental challenge that led them to discover Sharjah Sustainability City—a development that remained largely unaffected by the torrential rains.

“As soon as we visited, we put down our deposit and booked a house for ourselves,” she said. When they returned the following week, their real estate agent informed them that every remaining unit in the community had been sold, with other homebuyers also drawn to its flood-resistant infrastructure.

Developments like Sharjah Sustainability City, designed with climate resilience in mind, are now seeing a boom in popularity. The April floods served as a wake-up call for residents and investors alike, highlighting the importance of choosing homes that can withstand extreme weather events.

Experts predict that real estate demand will continue to rise in sustainable, well-planned communities, not just in Sharjah but across the UAE, as climate resilience becomes a top priority for both homebuyers and developers.
