8 Monferrato Ave, Tarneit will go under the hammer to raise money for the Good Friday Appeal.


A luxurious modern house in Melbourne’s west will be auctioned this month to raise funds for the Royal Children’s Hospital.

More than 100 tradies and suppliers donated labour and resources to build the four-bedroom home at 8 Monferrato Ave, Tarneit.

The 2024 Good Friday Appeal (GFA) Home constructed by Henley, on land donated by Villawood Properties, will go under the hammer at a no-reserve auction at 2pm on March 29.

All proceeds will be presented to the RCH which treats hundreds of thousands of youngsters every year.

The double-storey house is located within Villawood’s Alamora estate, 30km from Melbourne’s CBD and set among 15ha of open space next to the Werribee River.

Henley’s general manager of estimating, drafting and procurement, Simon Gough, said the home offered multiple living areas, a kitchen with a butler’s pantry and study which could be converted to a fifth bedroom.

The open plan kitchen connects to the living space.


The main bedroom suite features two dressing rooms and an ensuite with a freestanding bath.

“From Smeg appliances, a Rinnai fully electric ducted reverse cycle heating and cooling system, to designer tap ware and luxe fixtures plus window coverings, the house ready to move into,” Mr Gough said.

“It is also finished with professional landscaping including a sports surface and basketball ring, which is all included for the winning bidder on auction day.”

He described the expansive outdoor area as an “entertainer’s haven”.

Mr Gough said all furniture, appliances, televisions and decor on display in the house would be sold with the abode.

“Each element, from lounges to dining chairs, bed linen and even pendant lighting has been thoughtfully chosen to create an inviting ambience,” Mr Gough said.

“Cushions, throws, and rugs – even the plants and artwork are styled to perfection and included.”

And the 7-star energy efficient design including solar technology means the new owners “can anticipate substantial savings on their power bills”.

Mr Gough said Henley was “incredibly proud” to be involved in the GFA Home auction.

“If funds raised can help save even one life, it’s a fantastic outcome,” he added.

Ray White Cheltenham auctioneer Greg Brydon, who was the Real Estate Institute of Victoria’s 2023 Senior Auctioneer of the Year, will call the auction.

Mr Brydon said he would try to make the event “as fun as possible” for the 1000-strong crowd, which usually attends the accompanying street party.

Villawood Properties executive director Rory Costelloe said last year’s GFA Home auction raised $1.01m and $1.082m in 2022.

“We’re looking to be up there again in 2024,” Mr Costelloe said.

“It’s a big job but everyone loves what they’re doing and the sick kids they’re doing it for.

“It really comes from the heart.”

The home will be open for inspection 11am-12pm Saturdays and Sundays, and 6-7pm Wednesdays, in the lead-up to the auction.
