After nearly two decades of meticulous renovations, Koorawatha is ready for its next custodians.
The six-bedroom residence at 9 Musgrave St, Mosman is up for sale in an expressions of interest campaign via Stefon Bertram of Pello closing March 19.
“This is an incredible Federation home, renovated to the highest calibre with sweeping views including the Opera House and Harbour Bridge,” Bertram says.
Current owners, Kim and Craig Stokeld, bought half a house in 2000 and eight years later reunited the two halves of the former boarding house originally built in 1907.
A fine example of arts and craft architecture, heritage-listed Koorawatha represents an elegant chapter of Mosman’s heritage the Stokelds were keen to revive.

“It had been subdivided in 1969 and one side was renovated to a certain point, while the other was really dilapidated,” Stokeld said, adding that the couple worked tirelessly with OCP Architects to revive Koorawatha.
“We were effectively renovating from 2000 up to 2018 when we merged the two properties. Although it was very functional as two homes, we’re a family of five so it worked better for us to expand the footprint.”
Sitting on a 790sq m block, the grand old dame features 655sq m of internal living space, six bedrooms and four bathrooms over three levels. The top-to-bottom project also incorporated a host of “invisible” updates including new stormwater drainage, electricity and home automation.
“A lot of significant engineering work went into achieving the final product, but the result has been phenomenal. Now there are wide open spaces whereas many historic homes have pokey rooms which aren’t used. I can honestly say every room in our house is used and with the exceptional views, it’s beautiful day and night.”

High pressed metal ceilings, new marble fireplaces and recycled hardwood floors are married with high-tech features like zoned ducted air conditioning, a temperature-controlled wine cellar, and C-Bus technology.
On the ground floor the open plan layout with formal and informal entertaining spaces flows seamlessly to the outdoors via stacker and French doors. This lower level is home to a sleek kitchen with a vast 3m island bench, a full caterer’s kitchen and media room.
Although she said the whole home has been her passion project, Mrs Stokeld said the main bedroom was a favourite space.
“It’s like a suite running across the front of the house and is as spacious as the living room downstairs. The master and probably the lounge are the two most beautiful spots because they’re facing the water.”
The main features a wraparound balcony, an ensuite with freestanding bath, two fireplaces and a 6m walk-in wardrobe. Four more bedrooms have built-ins and there are also two full bathrooms upstairs. A top floor retreat includes a home office space, rumpus room, gym and guest bedroom with ensuite.
“The last part of the puzzle was to put in an infinity pool late last year. It’s a beautiful pool flowing from the deck and you can see the water shimmering from the inside. It feels like an extension of the bay because we chose tiles which are similar in colour.”
Koorawatha also features two double lock up garages, six additional off-street visitor spaces and has transport on the doorstop with Mosman’s cafes, plus Sirius Cove Beach and Balmoral Beach within easy access.
Bertram is offering three comparable sales in the neighbourhood rather than a price guide. These include 2 Buena Vista Ave sold for $19m in March, 2023; 11 Raglan St sold for $16.8m in August, 2023 and 12 Musgrave St sold for $21m in July 2023.
