Four Major Parking Changes Set to Impact Drivers in Dubai

Finding parking in Dubai has long been a challenge for motorists, and 2026 is bringing several important changes that drivers need to be aware of. With updated tariffs, new paid parking zones, and revised regulations, authorities aim to improve traffic flow and manage high-demand areas more efficiently.

Here are four key parking changes coming soon to Dubai.

1. Paid Parking Introduced at Spinneys and Waitrose Outlets

Several Spinneys and Waitrose supermarket branches in Dubai will soon introduce paid parking facilities after entering an agreement with the city’s largest parking operator, Parkin.

Paid parking will be implemented at four Spinneys locations—Trade Centre Road (Karama), Motor City, Al Meydan, and Umm Suqeim—and two Waitrose branches in Motor City and Al Thanya.

However, parking will remain free for the first two hours. Charges will only apply if vehicles remain parked beyond this time limit, allowing shoppers to complete regular grocery trips without additional costs.

2. Revised Public Parking Tariffs Across 17 Dubai Locations

Dubai has rolled out updated public parking tariffs across 17 major areas, introducing changes to pricing structures, time limits, and subscription options.

The revisions, implemented by Parkin, aim to reduce congestion in busy areas by encouraging faster turnover while maintaining affordable options in less crowded zones.

Under the new system, parking fees start from Dhs2 for 30 minutes or one hour in certain neighbourhoods, increasing up to Dhs36 for a full 24-hour stay in premium locations. Monthly parking subscriptions now begin at Dhs300, with annual passes reaching up to Dhs4,040, depending on location demand.

3. Paid Parking to Launch in Dubai International City

Paid parking will be officially introduced in Dubai International City starting February 1, 2026.

Residents will receive one free parking permit per residential unit, while additional vehicles will require paid subscriptions. Parking fees will begin at Dhs2 for 30 minutes and increase to Dhs25 for 16 hours of parking.

The move aims to regulate parking availability and reduce congestion in the area.

4. Discovery Gardens to Introduce Regulated Paid Parking

Residents of Discovery Gardens will also see a shift to regulated paid parking beginning January 15, 2026. The system will be managed by Parkonic, with new parking zone signage already being installed.

Each eligible residential unit will be granted one free parking permit. Residents with multiple vehicles will need to purchase subscriptions for additional cars. The initiative is designed to better manage shared parking spaces, especially in buildings without dedicated parking facilities.
