Former prize home at West Lakes snapped up in $4.025m deal

A former prize home at West Lakes has a lucky new owner – and while they came out the winners at a competitive auction, they paid millions to secure it.

The waterfront mansion at 66 Martin Court was snapped up for $4.025m under the hammer at the weekend.

The sale eclipses the record price paid for a West Lakes house, which property records show was set by the residence at 18 Liberman Court when it changed hands for $3.5m in March 2022.

“It shows confidence around the auction process but also around the level of strength in the market,” said Ms Smith, who sold the property with Gypsy Black.

She said it attracted strong interest throughout its 18-day campaign, with 14 prospective buyers registering to bid on the home at auction.

“Over the 18 days, we had 200 buyers walk through the property and over 100 inquiries,” said Ms Smith.

“It was pretty competitive bidding up to the high $3m mark.”

She said bidding started at $3.1m and the eventual buyer was an Adelaide resident.

“Like many of our recent sales, they were looking to make a move to the water but still only being 20 mins from the CBD,” she said.

The result was an indication of where the area was headed, Ms Smith said.

The contemporary residence, which is on a 635sq m block, spans two levels and has four bedrooms and two bathrooms.

The property was last year’s St John Christmas Home Lottery but the winner opted to take the cash prize of $4.5m instead.

St John Ambulance decided to sell the property to support its volunteers with valuable lifesaving equipment and training.

St John chief executive Mark Groote said when it hit the market the custom Samuel James Homes house was the pinnacle of design and functionality.

“There really is no other like it in Adelaide and on water right now,” he said in January.

“After acquiring the land, the brief to the builders was, ‘make this the single best home you have ever designed and built’.

“And they’ve gone above and beyond all of our expectations to create something that is truly extraordinary and a work of art.”
