Toorak: Modernist home attracts international attention with $23m price hopes

A modernist-inspired Toorak house by noted architect Nic Bochsler is attracting international attention thanks to a bold and contemporary design described as “ahead of its time”.

Abercrombys director Jock Langley said the 14 Linlithgow Rd home was built circa 2000 but features high ceilings, “exceptional light” flowing in through the floor-to-ceiling glass windows and doors and an emphasis on indoor-outdoor living.

“This home was ahead of its time, it exudes the qualities of what we want in a building today,” Mr Langley said.

Known for creating cutting-edge modern family abodes throughout the 1980s and 1990s, Bochsler’s designs include the late BHP executive Brian Loton’s former home in Highgate Hill, Toorak, which sold for $7.25m in 2021.

The four-bedroom, four-bathroom property boasts a landscaped north-facing garden, containing an eye-catching infinity pool, while the house itself has a study, gym, wine cellar, lift and basement garage.

“You can see immediately upon arrival that it was a house built for entertaining,” Mr Langley said.

“It is a stately house so you could entertain 150 to 200 people there.”

Set on almost 1600sq m of land, Mr Langley said the double-storey house also offered “a great volume of space which I think is typical of Nic’s designs”.

“It would be a lovely house to live in, it is very well thought out and the design quality is exceptional,” Mr Langley said.

“It has already created enormous interest, offshore, internationally and locally.”

He said buyers including Australian ex-pats based in Hong Kong, Singapore, Malaysia, China, Europe and the Middle East have inquired about the home which will be privately auctioned on March 6 with a $21m-$23m asking range.

“We are very much confident it will set a new benchmark for Linlithgow Rd,” he said.

According to CoreLogic records, the street’s $20.75m house price record was set by 26A Linlithgow Rd in March 2023.

Mr Langley said the street was a “triple-A location” in Toorak.

“Some of Melbourne’s best schools are at your fingertips and there is easy access to the freeway system and public transport, if children want to use it to get to school there is a tram at the end of the street,” he said.

“You’re close to Toorak Village, the Armadale shops and High St too.”
